The game changed.
Your toolkit should too.
Section 24. The Renters Rights Act. Rising rates. The odds have been stacked against landlords for a decade. Landlord Pulse is built by property finance advisors and investors who know exactly what you are up against — and exactly how to get ahead of it.
“Be greedy when others are fearful.”Warren BuffettThe market is presenting opportunities for those with the right systems in place.
The reality
It is no longer viable to be an accidental landlord.
Landlords are exiting the market. Those who stay need professional-grade systems — not spreadsheets and gut feel. Landlord Pulse gives you the infrastructure to not just survive, but to thrive.

Pulse Dashboard
Value, yield, occupancy, cashflow — all in one place. The Pulse Dashboard is built to help you spot patterns across your portfolio: identify what is working so you can repeat it, and catch what is not before it costs you. The result is sharper decisions, made faster.

Scenario Planning
Where is the untapped potential in your portfolio? Adjust LTV, rates and forecast horizon to see how cashflow, profit and capital growth respond under different scenarios, at the click of a button. No more manual calculations.

Market Insights
Benchmark against the local market to understand whether rents should rise — with the data to support the increase in line with the Renters Rights Bill — and forecast rent across the portfolio over the coming 12 months, including any proposed increases.

Compliance Tracking (inc. Mortgage Intelligence)
Gas safety, EPC, HMO licences and deposit protection deadlines — automated alerts so nothing slips through the cracks. How sensitive is your portfolio to interest rate changes? Track every mortgage expiry, monitor market rates, and get notified before your deal rolls to SVR.
The AI question
AI is only as good as what it knows about you.
Ask a general chatbot whether to remortgage and it will tell you to consider your circumstances. It has to. It does not know your circumstances.
Pulse AI does. It sits on your accounting data, your property records, live market data for your postcodes, and ten questions about how you actually invest. Same model as everyone else. Completely different answer.
Pick a question a landlord actually asks
It depends on your circumstances.
You should compare your current rate against deals available now, check whether an early repayment charge applies, and factor in arrangement fees. Buy to let rates have been volatile, so it is worth speaking to a whole of market broker before committing. Lenders will typically want to see rental cover of at least 125%.
Drawing on
Nothing about you.
Yes, and start in January rather than March.
Your fix ends 12 March. At £163,000 outstanding against a current valuation of £242,000 you sit at 67% loan to value, roughly 0.4% below your current lender’s retention offer. On like for like terms that is about £54 a month.
You could release £18,500 and stay under 75%. We would not. You told us you are cautious on debt and investing for cashflow, and that borrowing costs £96 a month against capital you have no earmarked use for.

Pulse AI Agents
It is not the strongest who survive.
Landlords know AI is changing the game, and most are already adopting technology — Making Tax Digital has seen to that. But knowing where to start with AI is a different question entirely. Generic tools were not built for property. Landlord Pulse was.
Leverage technology to make your life easier, with AI tailored specifically for landlords — your compliance calendar, your mortgage book, your tax position, your portfolio.
Create intelligent agents working together, anything you can imagine, to build your Pulse AI power team, working alongside your professional advisers.
Imagine how it will feel, looking back knowing you embraced what Darwin always said mattered most: to adapt faster than everyone else.

Will Landlord Pulse make me money, or just stop me losing it?
Both, and the upside is the bigger half. It benchmarks your rents against your actual local market, and a portfolio let £75 a month under market across six properties is £5,400 a year you are not collecting. It models what a change in loan to value or rates does to the portfolio before you commit, so you can see whether the next purchase works. Its agents watch for acquisition and rent review windows you would otherwise miss. On the defensive side it tracks compliance deadlines and mortgage events, and a £200,000 loan slipping onto a 7.5% variable rate costs £6,000 a year until you refinance. Gains depend on your portfolio, so we will not pretend one number fits all.
I already have accounting software and an advisor. What does Landlord Pulse add?
An AI powered intelligence layer on top of both, helping you make better decisions, quicker. Xero and QuickBooks are systems of record: they book transactions and produce accounts. Neither knows how to spot and model your next purchase in real time, that your EPC expires in six weeks, what local rents are doing, or what Section 24 is taking off your return. Your advisor looks backwards, usually in January, at a tax year that closed the previous April, by which point the decisions that mattered are already made. Landlord Pulse connects to your accounting software and reads it the way a property investor would, turning records into decisions while you can still act on them. Advisory members also get direct access to property tax specialists.
How long does setup take, and do I have to enter every property by hand?
Most portfolios are running inside 30 minutes. If your records are in Xero, connect the account and your property income and expenses sync across, so there is no re-keying. Landlord Pulse layers on top of your accounting software rather than replacing it, so nothing changes in how you keep your books. Otherwise bulk upload from a spreadsheet or import properties one at a time. To make sure the alerts work later, drag and drop the detail no accounting system holds — mortgage end dates and EPC, gas safety and licence expiry — and let Landlord Pulse do the rest.
Is this just ChatGPT with a property wrapper?
No, and the difference is not the model. A general chatbot knows nothing about your portfolio. Pulse AI reads your accounting transactions, your property and mortgage records, market data for your postcodes, and ten questions about how you actually invest, so the answer is about your properties rather than about landlords in general. Higher up this page you can see the same question answered with and without that context.
What happens after the 14 day trial, and can I cancel?
After 14 days free you automatically renew onto the subscription you have chosen. Monthly may be cancelled any time from your account, with no notice period and no exit fee. Annual works out at roughly two months free.
