Professional Partner Network
Two ways to work with us.
Refer it, or run it yourself.
Landlord Pulse works with mortgage brokers, financial planners, advisory and tax firms, agents and educators. Either point your landlord clients at the platform and earn commission on what they spend, or take licences at partner rates and deliver your own advisory on top of it.
The two routes
Pick the one that fits how you work.
There is no third option and no small print between them. Either the client buys the platform and you are paid for the introduction, or you buy the licences and the advisory work stays yours.
Refer and earn
For advisors who want their landlord clients on a better platform without taking on the licence or the delivery.
You share a tracked link. Your client signs themselves up, starts their own trial and pays their own subscription. You are paid commission on what they spend, and you can see every step from click to paid subscription in the partner portal.
Licence and advise
For firms that want to put the platform into their client base under their own advisory service.
You buy licences in bulk at partner rates and issue them to the clients you choose. The platform runs underneath the advice you already give: your clients keep their portfolio current in it, and you use what it surfaces to run the meeting and bill the work.
We are not asking for your client data.
There is no list to send us and nothing for us to buy. On the referral route your client follows your link and signs themselves up — we are told the signup came from you, and nothing else moves between us. On the licence route the account belongs to the client from the moment it is issued.
Holding a licence does not give you a window into the portfolio behind it. You see a client’s data only where they have turned sharing on, and they can turn it off again at any point without involving you or us.
The advisory opportunity
Your landlord clients need advice they are not currently buying from you.
Section 24, the Renters Rights Act, Making Tax Digital and a decade of rate movement have left landlords with questions that a set of accounts does not answer. Property advisory work is commonly billed at £300 an hour or more. The constraint is not demand, it is having the data in front of you to run the conversation.
Bill advisory hours
Scenario planning, structure reviews, refinance timing and portfolio restructuring, run from live client data instead of a rebuilt spreadsheet.
Cut the data chase
Clients maintain their own portfolio in the platform. Year end arrives with the property data already structured, not sitting in an inbox.
Hold the relationship
Proactive alerts give you a reason to be in touch through the year, not once a year, which is what retention and referral are built on.
In the meeting
Six conversations you can run from the platform.
Every one of these is a billable piece of work that most advisers cannot start today, because the numbers behind it would have to be rebuilt by hand first.
Profitability by property
See where margin is actually being made and lost across the portfolio, so the conversation starts with which properties are worth keeping.
In-year tax liability
Track the client's position as the year runs rather than reporting it after the fact, and identify the strategies that reduce or mitigate it while there is still time to act.
Structure and incorporation
Model personal versus limited company across the whole portfolio and show the client the number, live, rather than promising a paper next month.
Refinance and rate exposure
Every mortgage expiry in one view, with the portfolio's sensitivity to rate movement quantified before the client's deal rolls to SVR.
Acquisition and disposal
Adjust LTV, rates and horizon to test what buying or selling does to cashflow, profit and capital growth over the client's planning period.
Rent review evidence
Benchmark each let against its own local market, so a proposed increase goes to the tenant with the data behind it under the Renters Rights Act.

Under your advice
What the client is actually using.
Landlord Pulse is built by property finance advisors who run portfolios of their own. The tax logic, the compliance calendar and the reporting were specified by people who file these returns and live with these portfolios.
That means the platform speaks your language in front of a client, and it means the AI agents sit exactly where they should: surfacing signals that prompt a conversation with you, not replacing your advice.
What your clients get
Platform insights are not a substitute for professional advice. They are designed to prompt the conversation you are qualified to have.
Who we work with
Professionals who already advise landlords.
How it works
Four steps from application to portal access.
Apply
Tell us who you are, who you advise, and which of the two routes you are interested in.
Review
We check credentials and regulatory standing. The network is only worth being in if it is selective.
Onboard
Accepted partners get portal access, commercial terms, and either a referral link or a licence allocation.
Manage it
Track referrals, commission and licence usage from the partner portal.
Inside the portal
Your partnership, in one place.
Commission, referrals and licences all live in the partner portal once you are accepted. No chasing us for numbers.
What you have earned, what is pending, and when it is due to be paid.
Every referral from click through to signup, trial and paid subscription.
Your allocation, which licences are issued, and which are still available.
Logos, copy blocks and co-branded material approved for your channels.

Common questions
Partner questions, answered.
Are you asking me to hand over my client list?
No. We never ask for, receive or buy client data, and there is no list to send us. On the referral route your client follows your link and signs themselves up, and the only thing that reaches us is that the signup came from you. On the licence route the account belongs to the client from the moment it is issued.
On the licence route, can I see my clients’ portfolios?
Only where the client turns sharing on, and only for as long as they leave it on. The account and the data in it are theirs. You buy and issue the licence; that does not give you a window into it. Clients can revoke access at any point without involving you or us.
How is commission calculated and paid?
Commission is a share of what your referred client actually pays, tracked from the first click on your link through trial to paid subscription and reported in the partner portal. Rates and payment terms are set out in the partner agreement, which is shared once your application is accepted.
Can I do both routes?
Yes. Plenty of firms licence the platform for the clients they advise directly and refer the ones they do not. The two routes run under one partner agreement and one portal, so you are not managing two relationships.
Does the platform replace the advice I give?
No. Platform insights are not a substitute for professional advice. The AI agents surface signals — a remortgage window, an allowance, a deadline — that prompt a conversation with the client that you are qualified to have and to bill for.
